Repair Of 1st Marine Regimental Headquarters Building 53346, Area 53

Marine Corps Base, Camp Pendleton, CA

RORE executed a $2.47 million design-build repair and upgrade to the 1st Marine Regimental Headquarters, Building 53346, Marine Corps Base, Camp Pendleton, California. The building is a two-story, 8,925 square foot concrete structure built in 1968. The design-build renovation that RORE completed included a seismic retrofit to ensure earthquake code compliance; installation of a new standing seam roof; relocating some interior walls to provide a more efficient use of the building; installation of new ceilings; interior finishes; mechanical and plumbing upgrades; new electrical POC; data, SIPRNet, and communication systems; furniture, fixtures, and equipment (FF&E); asbestos, mold, and lead abatement; and installation of workstations in training rooms, conference rooms, and executive offices. RORE received a NAVFAC STAR Award for outstanding safety performance.

Renovate Building 932 For F35 Pilot Fitting Facility

Luke AFB, AZ

RORE completed the $810K building renovation project as part of the Luke AFB F-35 support program. The renovated Building 932 is to serve as the F-35 Pilot Fitting Facility at Luke AFB. The existing 3,860 square foot metal building structure was altered with new man doors to accommodate the end user. The interior was completely demolished and removed and the new interior build-out was divided into 14 separate rooms including: mechanical room, electrical room, telecom room, two latrines, reception area, admin area, storage, conference room, fitting rooms, chem-bio room, test and maintenance room, bonded storage room, milling room along with several closets.

Atmospheric Propagation Lab SPAWAR Systems Center Pacific

San Diego, CA

RORE completed a $645,000 design-build project to construct a single story, 1,475 square foot building located along the Seaside Area of the Point Loma Campus. RORE’s collaborative design-build process included the design team and end users, resulting in a highly successful building for the Navy that was delivered on schedule and within budget. . The building structure is constructed of wood frame and metal studs with a stucco exterior. The building interior is divided into two main sections, an 840 square foot open lab space and 280 square feet of open office space. The remaining 68 square feet accommodate a restroom, a 54 square foot mechanical room, 93 square feet for telecom/NMCI, and 140 square feet of unusable wall space. For this project, RORE logged over 3,500 man hours with zero safety violations; RORE received NAVFAC’s STAR safety award for outstanding safety processes and practices.

Renovate And Repair Building 419 And 425

Kirtland AFB, NM

Building 419 includes the design and construction of a front office suite, a secure conference and VTC room and additional offices and workrooms within 15,810 square feet free standing former library building on the Air Force Research Lab (AFRL). Building 425 includes the design, renovation and construction of a new upgraded working environment that includes removing all internal non-structural walls on the first and second floors of the facility. The value of this project is $3.4 million all together.

Replace Building 8310 Roof

Vandenberg AFB, CA

RORE is replacing the existing 4-ply Built-up Roof and gravel aggregate surface with a new Low Slope SBS Modified Built-up Roof System which is approximately 113,000 square feet. The roofing system will be installed so that a future installation of a photovoltaic system shall not invalidate the roof warranty. RORE is also installing new 24 gauge KYNAR gutters and down spouts. The value of this project is $2.1 million.

Replace Building 8310 Siding

Vandenberg AFB, CA

RORE will overlay the existing siding with new insulated metal siding, install new clearstory windows along south west side of High Bay, and replace all existing louvers on North, South and West side of building 8310. It will require the removal, storage and replacement with extensions for all lights, speakers, ladders and other building appurtenances. The scope of this project is $2.3 million.

Renovation Of A Dental Clinic To An Ambulatory Clinic

Veterans Administration Hospital, San Diego, CA

On this $3.6M project, RORE is improving the ground floor of the VA Hospital by converting an existing dental clinic to an ambulatory care center. This includes environmental investigations, asbestos and lead based paint surveys and abatement, demolition, HVAC, electrical, framing, finishes. The construction work will continue while the hospital remains fully operational. The extensive planning with government representatives and hospital staff is to successfully integrate the numerous building power and control systems into the existing hospital operations.

Replace Exterior HID Wall Packs, Obsolete Interior Fixtures And Obsolete Site Lighting Light Fixtures

Vandenberg, CA

On this $810K project, RORE replaced obsolete lighting that included exterior high-intensity discharge (HID) wall pack light fixtures, site lighting fixtures, and interior lighting. RORE performed the following lighting replacements: Removed existing exterior wall mounted light fixtures and replaced with new energy efficient LED lights and metal halide fixtures—a total of 144 light fixtures in Buildings 2500, 2520, 3000, and 3005; removed existing pole mounted exterior lights and replaced with new energy efficient LED lights—a total of 129 light fixtures in Buildings 2500, 2520, and 3000; and removed existing interior ceiling mounted light fixtures and replaced them with energy efficient light fixtures utilizing T-8 lamps—a total of 861 light fixtures in Buildings 2500, 2520, 3000, and 3005. RORE determined the number of lumens per fixture and the number of lamps per fixture based on guidance in the Illuminating Engineering Society of North America (IES) Handbook recommendations for the location and purpose of the fixture. RORE completed this project three weeks ahead of schedule and received an additional $200K contract modification to install additional lights.

Expand Public Health Services Medical & Dental Facility, Remodel Kitchen & Dining Areas

Florence Detention Center, AZ

Design-build expansion of the Public Health Services medical/dental facility, and remodel of the kitchen and dining areas of the Immigration and Customs Enforcement Detention Center. Design component includes 30%-60%-100% design submittals. Construction includes foundation, exterior wall, structural steel installation, wall framing, MEP rough-in, HVAC, finishes, FF&E, and parking lot replacement.

Renovate Offices, Building 8, 2nd Floor

Naval Medical Center, San Diego, CA

Design-build renovation and modernization of 8,300 SF of the hospital’s Naval Facilities Management Department. Project comprises demolition of non-structural interior walls to accommodate cubicles, construction of additional walls to support new office requirements, electrical upgrades and subsystems, new lighting upgrades and fixtures, ceiling systems, minor plumbing modifications, finishes as well as flooring, tile, VTC and carpet. Work includes the redesign of the architectural, interior finishes, adjustments and upgrades of the mechanical, electrical, and fire protection systems.

Construct P-521 EOD Vehicle Maintenance Facility

Design-build project to provide a 5,005 SF high bay pre-engineered building to support the Navy’s Explosive Ordnance Disposal Training and Evaluation Unit 1 (EOD/TEU1) equipment maintenance requirements.

Airfield Lighting Sustainment, Runways 02/20 & 11/29

Furnishing and installing a new Airfield Lighting Control System (ALCS), distance markers, and runway edge lights. Detailed electrical load calculations and alternative approaches were developed as part of an electrical and value engineering analysis.

Ambulance Shelter Conversion, Building 1388

Design-build construction to convert a 2,400-square foot building from an ambulance shelter to an office. The conversion project included demolition, conceptual design, turn-key construction, construction drawings, as-builts, and construction. Mechanical, electrical, general construction and utility line tie-ins for water and sewer were part of the scope. We used Building Information Modeling (BIM) software and conducted a charette with key stakeholders. Design changes were implemented during the charette, reducing design phase by 4 weeks. Project received “Above Average” CCASS rating.

Add/Alter/Renovate Building 1366

Patrick Air Force Base, FL

Renovated and enlarged an existing single story building to meet program requirement for a bioenvironmental engineering facility. Work included careful demolition of existing partitions, ceilings, finishes, MEP systems, and roofing, and the construction of new interiors, exterior wall and concrete tile roof, and new ATFP windows and storefronts. MEP systems were reconfigured to meet the change in occupancy. Project received “Outstanding” CCASS rating.

Renovate Building 82, Naval Mine & Antisubmarine Warfare Complex

Design-build renovation of Building 82 in order to expand the capabilities of the Defense Acquisition University (DAU) to meet the demanding training requirements of the Navy’s workforce. DAU classroom renovations include the completion of one multipurpose classroom with folding partition, one tiered classroom, four breakout rooms and one server/storage room. Scope includes providing audio/video and telecommunications equipment, and the renovation of existing male and female restrooms for ADA compliance.

Construct Ground Control Tower, Joint Base Pearl Harbor

Hickam AFB, HI

RORE-ITSI-GILBANE, JV LLC is the prime contractor for the construction of a new 1194 SF Ground Control Tower at Hickam Air Force Base, Hawaii worth $7.4 million. This 122 ft high tower consists of a control tower cab, office, break arearoom, electrical communications equipment room, elevator and restroom. The construction includes site utilities, electrical service and communication distribution from/to nearest available water, sewer, electrical and communication services. Mechanical systems include air conditioning, fire protection/suppression, and ventilation systems. Electrical systems include an integrated notification/fire alarm system. Paving and site improvements include building lighting, paving for exterior equipment pads, circulation, landscaping, and perimeter chain link security fencing. A security monitoring camera and a remote entry system controlled from the tower cab will be installed at the entry gate.

Threshold Lights Improvement, Runway 11/29

Installing additional runway threshold lights to update existing lights, and to update other related electrical equipment. Detailed electrical load calculations and alternative approaches were developed as part of an electrical and value engineering analysis.

Repair Interior OAHU & HVAC Controls, Facility 81900

Design-build project at a mission critical building within Cape Canaveral to update the buildings HVAC control systems. The project included generation of a controls design package, design and constructability reviews, installation of wiring, control panels, and computer programming. The project was completed on time and within budget, and accommodated for schedule interruptions due to base launches.

Fire Debris Removal Services

County of San Diego, Department of Public Works, CA

RORE, as a Joint Venture partner with another small business, managed a $32M firm fixed-price contract to provide time-critical site assessment, remediation, and demolition services in San Diego County following the October 2007 wildfires. Site assessments were completed at 624 properties; debris and soil were remediated from 300,000 acres; hundreds of tons of asbestos-containing material were abated; and driveways and roads were repaired. RORE managed 33 construction crews (~170 workers) to complete the scope of work within a 4.5-month period.

Design-Build Fitness Center Renovation (B820)

Luke AFB, AZ

RORE was awarded a $6 million task order under its current Multiple Award Construction Contract (MACC). Currently, we are providing design, demolition, construction, and testing services on the B820 Fitness Center design-build renovation project. RORE is providing a complete renovation of existing locker rooms, cardio workout area, and weight lifting area; whole facility reconfiguration of HVAC systems; and whole facility fire safety system enhancements. During construction, RORE will provide temporary locker rooms and showers for continued use of limited fitness equipment which can be relocated to the gymnasium floor.

Design-Bid-Build Restore Pharmacies, B1 and B17

Naval Hospital, Bremerton, WA

RORE was awarded a $3.6 million task order contract under its Small Business Multiple Award Construction Contract (MACC). The scope of work includes the renovation and internal expansion, within the hospital building footprint, of Inpatient and Outpatient Pharmacy spaces at Naval Hospital Bremerton, Buildings HP01 and B17. The Inpatient Pharmacy is located on the 5th floor of the main hospital in Building HP01 and the Outpatient Pharmacy is located on the 1st floor of the clinic in Building B17. As the hospital will be fully operational during construction, RORE will provide efficient phasing to minimally disrupt pharmacy, family clinic, and/or hospital operations.
