About This Position
The Project Manager will oversee and coordinate various construction projects from initiation and development to execution and follow-up. The Project Manager is directly responsible for profit and loss on assigned projects. The Project Manager establishes project objectives to achieve completion of projects within contractual timeframe and budget. He/She develops and maintains positive relationships with owners, architects, subcontractors, and suppliers. He/She also effectively manages supporting staff.
Supervisory Responsibilities
1. Preconstruction
- Assist in development of accurate estimate of job costs.
- Assist in development of achievable schedule.
- Review analytical data and identify risk factors.
- Review and attain thorough understanding of owner contract and report assessment of contract to management.
- Attend owner/architect design meetings.
- Provide input and review subcontractor selection.
2. Construction
- Establish the project budget and is fully responsible to manage the financial outcome. Complete accurate monthly projection of costs to complete including explanation of significant variances.
- Select and coordinate work of subcontractors, issuing subcontracts in compliance with policy including insurance and bonding requirements.
- Review all drawings to ensure specifications and regulations are followed.
- Obtain approval of submittals and samples within 90 days of notice to proceed.
- Obtain required permits and licenses.
- Responsible for change management including determination of appropriate scope and price, submission to ownership and timely recording and accounting with subcontractors.
- Oversee and assist with punch list, documentation of substantial and final completion, final subcontractor settlements, close-out documents, O&M manuals, and obtain final payment within 60 days following owner occupancy. Oversee warranty.
Duties/Responsibilities
- Provides leadership during initial planning stage by collaborating with clients, architects, engineers, or other involved parties; develops detailed descriptions of jobs and materials necessary to complete project.
- Schedules and coordinates projects in logical steps and budgets the time necessary to meet each deadline.
- Prepares and submits budget estimates and regularly communicates with client concerning budget progress and costs.
- Ensures adherence to the budget and, when unexpected complications or issues arise, makes quick and necessary adjustments.
- Plans, coordinates, organizes, oversees, and directs activities regarding the construction and maintenance of assigned structures, facilities, and systems.
- Ensures safety standards and guidelines are followed on the jobsite and that all safety codes are met in construction.
- Oversees contract negotiations, revisions, additions, and adherence by all parties.
- Collaborates with clients, supervisory personnel, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
- Manages and leads actions that are necessary due to delays, bad weather, or emergencies at construction sites.
- Develops and maintains good working relationships with a variety of people, including owners, managers, designers, supervisors, tradespersons, and craftworkers.
- Performs other related duties as assigned.

Education and Experience
- Bachelor’s degree in either Construction Management; Civil, Mechanical, Electrical, or Environmental Engineering; or Architecture or equivalent experience.
- At least 5 years managing construction projects of increasing complexity required.
Physical Requirements
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Must be able to lift up to 50 pounds at a time.
- Exposure to characteristic construction site dangers.
- Must be on-call to address delays, emergencies, bad weather, and other issues at the job site.
- May require 20% travel.

Construction Project Scheduler Specialist

About This Position
The Construction Project Scheduler Specialist will organize, manage, and plan complex projects for the organization’s various construction projects. Includes planning, coordinating, and developing schedules for vertical and horizontal construction projects for federal and private construction projects in San Diego, Hawaii, and other locations in the western United States. Ability to work at the project level alone or as part of a team to support the construction team and the Project Manager, with recurring schedule updates, time impact analyses, resource loading, and Earned Value Management.
Duties/Responsibilities
- Manage multi-disciplinary construction project schedules including design, engineering, construction, and integration of major subcontractor’s schedules.
- Develop and maintain a project schedule and coordinate needs with the project team. Complete variance analysis, time impact analysis, and evaluation of the construction schedule.
- Development of resource and cost-loaded baseline schedules.
- Prepare conceptual (Level 1) and detailed schedules (Level 3) for the assigned projects by integrating RORE’s and any subcontractors’ schedules into the master schedule.
- Support the scheduled review meetings with the Program Manager, Project Manager, and Site Superintendents and revise the schedules accordingly.
- Configure scheduling data and construction management rules for new/existing construction contracts.
- Provide documentation of project events that impact the schedule, scope of work, and project efficiency.
- Prepare cash flow and resource plan curves and charts by month for the entire duration of the assigned projects.
- Offer an in-depth line of questioning to uncover barriers, resistance, and overall schedule usage.
- Set up WBS structure utilizing the client’s accounting system, if needed.
- Weekly tracking of resource and project progress and posting.
- Reports to Chief Operating Officer; works directly with Project Managers and Site Superintendents to ensure all project schedules are updated weekly, or as required.
- Conducts cost analysis, estimating expected costs for the project.
- Prepares a project budget based on estimates and input from the project team.
- Conducts risk assessment, if required; reports identified risks to management; provides recommendations for mitigation of risk.
- Addresses questions, concerns, and/or complaints throughout the project.
- Performs other related duties as assigned.
Required Skills/Abilities
- Excellent verbal and written communication skills.
- Excellent organizational skills and attention to detail.
- Advanced experience with Oracle Primavera P6.
- Excellent time management skills, with proven ability to meet deadlines.
- Strong analytical and problem-solving skills.
- Ability to prioritize tasks, delegating when appropriate.
- Thorough understanding of, or ability to quickly learn, a project or product being developed.
- Proficient with Microsoft Office Suite or related software.
- Proficient experience with MS Office Suite, MS Visio, and MS Project.
Education and Experience
- Bachelor’s degree in a related field, which may include Computer Science, Business, or Engineering, required. Engineering preferred.
- At least 3 years of related experience is required.
- 3-5 years’ experience using Oracle Primavera P6 for construction projects greater than $2M.
- 3 years’ experience preparing project performance reports by considering earned value, planned budget, actuals, and accruals.
Physical Requirements
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift to 15 pounds at times.
- May require 10% travel.
